What people ask before they run their first analysis.
Do I need real estate experience to use this?
No. Give ARVIQ an address and it answers in plain English: whether the price is fair, what the place needs, and what it leaves you with. Every piece of jargon on the report has a "?" you can tap for a plain explanation. Buying somewhere to live? Say so on the form and the report is written for that instead, with no returns or cap rates.
What do I need to enter?
Just the address. Your offer is optional: leave it blank and the report starts at the asking price, and you can change it on the report afterwards. You also pick whether you are flipping, renting or living in it, and whether you are paying cash or financing.
How long does an analysis take?
About two minutes. In that time ARVIQ reads the listing photos, checks recent sales nearby, cross-checks the property data and prices every repair line by line.
Is the first analysis really free?
Yes. You can run your first analysis without even making an account — enter an address and you get the condition read and the full repair breakdown straight away. Creating a free account (no card) unlocks the rest of that same report: the costs, the returns, the risks, what to offer and the evidence behind it, for flipping, renting or living in it.
Which properties does it work on?
Residential property at a US address: single family, condos, townhouses and small multi-family. Coverage is best on homes listed or sold recently. On a property with no photos and few comparable sales it still runs, but says plainly that the evidence is thin instead of presenting a guess as a fact.
What is in the report?
Six sections: the property and every repair it needs, what the deal really costs (including the holding, closing and selling costs most people forget), what you could make, what could go wrong, what to offer, and the comparable sales behind the numbers, with a map. You can download it as a PDF.
Can I use it for rentals, or is it only for flipping?
Both, on the same report. You get the resale profit if you fix and sell, and the monthly cash flow, cap rate and cash-on-cash return if you rent it out, side by side. A third view, for living in it, drops the returns and answers whether the price is fair and what it will cost you each month.
What if the numbers look wrong?
Change them. Put in your own contractor quote for any repair, edit the price or the resale value, untick a comparable sale you know is wrong, or set the profit you want, and the returns and your maximum offer recalculate on the spot. ARVIQ shows its working rather than asking you to trust it.
Does my pipeline keep itself up to date?
Yes. Every home you save is re-checked automatically: every 2 days while you are working the deal, and every 5 once it is pending or you have passed on it. Each card shows whether it is still listed, pending or sold. When a home sells, you see the sale price next to what you planned to pay. Listing data can lag by days or weeks, and some states, like Texas and Utah, do not publish sale prices at all.
Is this just ChatGPT with a real estate prompt?
No. The AI works from real evidence (the actual listing photos, property records and comparable sales from up to three independent data providers) instead of recalling a property it has never seen. And it is not allowed to do the arithmetic: every total, return, score and maximum offer comes from a fixed cost model, the same way every time. A chatbot will confidently invent the profit; ARVIQ does not.
Where do the numbers come from?
Property facts and values come from up to three independent data providers, compared against each other rather than trusting whichever answered first. When they disagree, the report says by how much and lowers its own confidence. The AI judges condition from the listing photos and prices each repair with its reasoning attached; everything after that is fixed math.
How accurate is it?
It is a screening tool, not an appraisal. It tells you when its sources disagree and when it could not see enough to be confident. Always verify with an inspection and real contractor quotes before you commit.
What does the deal score mean?
The score rates the deal only: your margin after every cost, and your price against the highest one that still hits your target return. How much ARVIQ could verify is shown separately, as a confidence rating. A strong score on thin evidence means check the numbers yourself before you commit, not that the deal is bad.
How much does it cost?
Your first analysis is free. After that you buy analyses outright: $10 for one, $25 for three or $70 for ten. There is no subscription, nothing renews, and analyses never expire.
What if I analyze the same address twice?
You are not charged twice. Re-running an address you have already analyzed returns the report you own, and a different purchase price is recalculated without spending a credit. Property data is fetched fresh once an analysis is more than 30 days old.
What happens if an analysis fails?
Your credit comes back automatically. If a data provider times out or the analysis cannot complete, the charge is reversed the moment it fails.
Who can see my analyses?
Only you, unless you choose to share one. You can create a view-only link for a report: whoever opens it has to be signed in, gets a read-only copy without your notes, and you can revoke the link at any time. Nothing is sold.
